We had a few questions this month related to our workflows and drip campaign tools, so we wanted to cover how this all works inside the Real Geeks system, as well as some new updates coming your way.
For those unfamiliar with the term, workflows are a series of steps you can use to interact with a lead, which can often be automated. For example, a workflow can be designed specifically to begin once a buyer lead is captured by your CRM, and it can include a series of steps like programmed text messages, emails, etc.
Essentially, this is a way for you to automate the actions you take with a lead or group of leads that meet certain criteria.
You can access Workflows from your Real Geeks dashboard under "Drip" > "Workflows".
While you can create your own custom workflows, we recommend that if you're just getting started, you use one from our Library of Workflows.
These workflows are all tried and tested, and have proven to be successful with plenty of our agents. The best part is, you can also customize these templates to make them your own.
You can find our library by clicking on the 'Add a Workflow' button and selecting a workflow from our library.
You can choose which leads are assigned to any given workflow when customizing it, or you can go to a specific lead's Profile Page and assign them to a specific workflow manually.
If you want a more detailed overview of Workflows, you can access Real Geeks University and find a lesson called "Automated Lead Nurture" where you'll be able to learn more about this feature and all its functionalities.
A few users asked us if Real Geeks had any type of AI capabilities.
The answer is yes – our most robust AI tool is the GeekAI Assistant.
As Jed explains, GeekAI helps you schedule appointments 24/7, so you never miss out on a lead when you're not online.
It does this by communicating with your leads when they have a specific question, using the very best scripts for both buyers and sellers. Once it senses that the lead is ready for the next step (like getting on a consultation call) it will notify you so you can take over.
Additionally, when GeekAI is speaking to a specific lead, it automatically pauses all automated text messages and emails that are being sent to that lead through workflows, so the lead is not inundated with messages.

Another way in which Real Geeks uses AI is through reactive responses. These are automated messages that will be sent to leads through email or text when they take a specific action.
To access and configure your Reactive Responses, go to the "Drip" menu on your dashboard > "Reactive Responses".
Finally, we also have some AI-generated dynamic pages.
If you go to your site's backend and click on "Dynamic Area Pages" you can find the different pages that are automatically generated with AI based on the queries your leads are looking for on your website.
For example, if a few users on your site have been looking for a specific neighborhood you work in (based on your MLS), your website will automatically create that page to serve those leads.
And while these pages are generated for you, you can customize them as much as you want.
Real Geeks Features to Attract Sellers
If you're looking to attract more seller leads, a great tool that's recently had a massive update is our Home Valuation tool, EstateIQ.
This feature allows your users to get a very detailed report on how much they can sell their home for, depending on a variety of different factors. They also get information on mortgages, other properties selling around that area, and financing.
Now, what happens when the lead only partially fills out the information? Well, your system will still save the information that they did provide, so you can still use it to develop that relationship. For instance, if you only have their address, you can still engage by sending a postcard.
These are actually some great leads to reach out to, because it's likely that they're not giving anyone their full information.
Another resource that allows you to target sellers is our market report feature. This feature, available on all Real Geeks websites, allows your users to get a full report on the prices of the properties on the market they're interested in.
This makes them a more educated client, and leads always appreciate having this information available to them.
Real Geeks in The Post-NAR Lawsuit World
Before the end of the session, the team wanted to make sure you know that we've taken some steps to ensure you're complying with NAR rules.
For example, we have a simple way to create a disclosure page for you to add your compensation.
Simply go to your website's editor, click on "Content Pages" and then "Add Content Page". Here's an example of what that simple page should look like:
