So including a description of the neighborhood – and, especially, one that is unique and interesting for users – is essential for a good user experience, and good search engine positioning.
Want to do well? Write a two-paragraph description about the neighborhood, and add some fun and interesting facts, like the bakery in the corner where you can get the best chocolate-filled croissants.
Want to do great? Enhance the user experience by adding a video of you touring the neighborhood as well. This will showcase your personality, increase the time spent on that page, and build better rapport with your potential clients.
Check for Outdated Content
Continuing down this same lane of content optimization, another important factor that Google looks at when it comes to ranking valuable content is how recently it's been updated.
The easiest thing to update is dates. So check your content pages, check your blogs, and make sure that nothing says "2023" or older.
Ideally you'd also make sure that your city and neighborhood pages don't have any outdated facts. For example, if you wrote a neighborhood page and mentioned a restaurant that recently turned into a parking lot, make sure that's accurately depicted.
Remember, the more regularly your content is updated, the better you'll rank on search engines like Google.
Blog, blog, blog
It is extremely discouraging when a potential seller or buyer goes through your website to find out that the last time you posted a blog was two years ago.
Make sure you're blogging consistently. Again, this helps search engines see your content as relevant and up to date.
The key here is to make this task as simple as possible for you. You don't need to write a long, 3 page article every time you post.
All you need to do is to make sure you pay attention to some of the insights you have throughout your week as an agent. Perhaps write them down in your notes app.
And then, at the end of the week, sit down, pick one of these topics, and expand upon it. You'll likely end up writing a lot more than you expected.
And sure, some weeks the topics might be more interesting than others, and sometimes you might be in the zone and might actually write a 4-page post about a really interesting idea.
But by making the goal to simply post something every week, you lower the bar, and you create a habit of creating new and updated content that search engines and users will see.
Make Sure Listing Pages Are Updated
The last thing you should check on your site is that all your city and neighborhood pages, those that include the listings from your IDX are being filled with something.
Sometimes, a neighborhood will have no new listings, and the page will feel really empty.
What you can do in this case is optimize the widget to display sold properties. Sure, they might not be as helpful to potential buyers, but they will definitely create a better user experience than having nothing there.
This is a very simple hack you can do so that none of your pages look broken, therefore performing better for both users and Google.
