3 Real Geeks Hacks No One Thinks About

Hack #1: Set Up Your Active Listings
Set your active sellers up on a Market Activity Report, a Sold report, and a saved search.
Pretend they're a buyer, and set them up to receive emails for every new listing in the neighborhood they're in.
Here's the magic behind this:
Let's say you have an active listing and the asking price is $405,000. Save them a search for all new properties hitting their market at $400,000 or below.
"Why? Because I want them to see that they have competition," says Greg.
Make this even more powerful by setting them up in a Sold Report for $400K or below.
This allows them to make better pricing decisions, and in case you need to ask them to lower their price, they already have proof that other properties are selling at a lower price in their area.
If you don't have many listings, make sure you clone that search and set it up for yourself too. So that every time they receive one of these emails, you're getting them as well. Name that search with the lead's last name, so you know what you're looking at.
And, as soon as they get a property notification, you can text them: "Hey, I just sent you an email of a property that just got sold near you."
Most people have no idea that they can use the Real Geeks platform to get price reductions from their sellers.

This page should have a bit of information about the town or neighborhood and then a widget that simply pulls in the new listings for that location from the IDX.
You don't have to change this page – it will auto-populate for you every time the IDX updates.
You can get more specific with this and create several pages, such as "Top 10 New Condos in [Neighborhood/Town]" or "Top 10 New Mobile Homes in [Neighborhood/Town]."
Then, share this page on your socials every week.
"This is by far the most visited page on our website," Greg shares.

Hack #3: Internal Linking
By now, you probably know that having high-quality links pointing to your website is one of the ranking factors in Google's Search Engine algorithm.
The more high-quality backlinks you have, the more Google will understand your website is a good source of information, and the better it will place you in search results.
While, yes, having other websites link to yours is important, it is also quite time-consuming to reach out to colleagues and partners to do so.
But there's another low-hanging fruit you're probably not utilizing: a clean internal linking strategy.
If you've built your website following good SEO guidelines, you probably have several pages filled with valuable content—city pages, town pages, neighborhood pages.
All of these pages should be linking to each other.
All your city pages should have a list of its different neighborhoods, and each of the neighborhoods should link to their specific page within your website.
Then, on each neighborhood page, there should be a short sentence that reads: "Check out more neighborhoods in the city of [City] here," and that should link back to the city page.
Having all your pages linking to each other is the first way to signal Google that your website is full of valuable, related content.
And this is a great strategy to implement on your blog.
Every time you blog about a new restaurant, link out to the neighborhood or even street page for that restaurant if you have them.
Every time you list out the best parks in a city, link out to that city page.
Blogging is a phenomenal way to generate new, fresh content that ranks on search engines and engages your audience, but don't forget the end goal: getting people to look at properties on your site.
That won't happen if you don't provide them with the links on where to go next.
See how adding internal links can improve the user experience, making them stay inside your website for longer periods of time? Time spent on your site is a key metric search engines like Google look at when deciding on your ranking.
If you don't have internal links, users will simply go to one page and then bounce off.
So, before you put forward a complex external linking strategy (which you should, by the way), first, make sure that your website is optimized for SEO.
