5 Ways to Generate Leads for Free

All of these activities utilize the resources you currently have. Some you may not be aware of, and some of these you just need a little reminding.

Without further ado, let's get to the strategies to generate real estate leads for free.



1. Hit that Share Button on Your Own Website


When it comes to real estate, your RealGeeks website can be your most powerful tool for lead generation, and it doesn't cost you a dime. Many agents have their websites, but they often miss the mark by sharing property listings from third-party sources like Zillow or Realtor.com on social media. It's time to change the game and keep those leads for yourself.

Greg's Actionable Tip: Share property listings directly from your website on social media platforms such as Facebook, Instagram, Pinterest, and LinkedIn. By consistently doing this, you keep the traffic and have the opportunity to engage potential leads directly.

Greg's Insight: "You're taking the initiative to post that, but when you post that Zillow property link, you're giving them the traffic and the opportunity to capture the lead."

It's not just about posting; it's about tracking your efforts.

Pay attention to the analytics of your posts. Identify individuals who share or tag others in the listings. This engagement could indicate a potential interest in buying or selling a property.

Reach out to both of these individuals (those who share/tag someone on your post and those who are shared to/are tagged on your post) through  direct messages to initiate a conversation and offer your services.

As of the content of your message, keep it simple:

"Hey I noticed you shared this property/someone shared this property with you. Just wanted to see if you were interested in looking at the property this week."

This will only take you a couple minutes a day. And if you have a team, everybody on your team should be doing this daily.



2. Make Evergreen Content: Free Leads That Keep on Giving

Creating an evergreen page on your website is a smart strategy for free lead generation. An evergreen page is a page with content that remains relevant and fresh for an extended period.

Greg's Actionable Advice: Develop a page showcasing the "Top 10 New Listings in [City]," featuring fresh properties from your MLS. You can easily do this using RealGeeks. The beauty of this approach is that the content on this page is always changing, as new properties continuously emerge on the MLS.

Greg's Insight: "Every single day, that page is going to look different because new properties will appear on the MLS. This means it's evergreen - it's always relevant content."

Once you've built that page, you can get creative.

Every Tuesday at 10am like clockwork, Greg and his team post that link on their Facebook page, with the simple message: "Check out the top 10 new listings in [City]"

Then, they send out an email with the link to the relevant people database. Again, every Tuesday morning.

And you can take this strategy even further and niche it down, by creating a more specific page: "Top 5 Vacation Condos in [City]"

With this link, you do the same thing. You share it via email, Facebook, or LinkedIn.

With this approach, you're creating a link that will drive pre-qualified traffic to it once shared. This is because you'll know everyone who clicks on that page, is specifically looking for a vacation condo in one specific city, and you can tag them and act accordingly.

3. Use Patch.com to Widen Your Reach for Free Leads

This strategy builds up on the last.

In most of your cities there's a website called Patch.com, which is a blog site you can create a free account on, and you can start blogging on. The purpose of this is taking the same Top 10 and Top 5 lists you created, and blog about it every single Tuesday. The page is already built for you, you can just create 1-2 paragraphs of new content for it every week.

This isn't going to bring you big results right away, but if you do this over the next 3 months, you are training an audience to expect these posts. And they'll start frequently clicking on those links that point to your website, which will build your SEO juice.

Greg's Perspective: "This is yet another simple thing that's free and it's pre-templated for you. All you need to do is fill in the gaps every week, and you'll see results".



4. Make a Re-Engagement Workflow: Unleash the Power of "Dead" Leads for Free

In real estate, there's no such thing as a "dead lead." Even if a lead isn't ready to buy right now, they might be in the future. Harrelson suggests creating a re-engagement workflow to tap into these overlooked opportunities.

Greg's Step-by-Step Plan:

  1. Use an Advanced Search Filter to identify leads who haven't shown any activity on your Real Geeks website for the last 90 days.

  2. Reach out with a friendly text message, suggesting that new properties have hit the market. Some may respond positively, expressing interest in viewing these properties, while others may inform you that they've already made a purchase elsewhere.

    Greg's Wisdom: "Put it in your calendar to do this every 90 days. Because every 3 months, you'll find new people who are ready to move forward."

  3. One day later, text them. 'Hey, I'm not sure if you got my last text. Just wanted to make sure this is the right person. Is this [Name]?'

  4. Once they say "Yes", you can follow up with:

"Awesome. Just wanted to let you know some great properties hit the market at a nice price. You interested in checking some of these out this week?"

This approach helps you re-engage with leads you might have dismissed as "dead," uncovering potential opportunities within your existing client base.

Greg's Wisdom: "You won't believe how many opportunities you can create from the people you have right now in your database."



5. Dripping on Past Clients: A Treasure Trove of Opportunities

While seeking new leads is vital, don't overlook the goldmine that exists within your existing client base. Past clients are an invaluable resource that you should continue to engage with over time.

Greg's Expertise: If you've been keeping track of your past clients within Real Geeks, you're sitting on a wealth of opportunities. Greg suggests an approach that ensures you remain on their radar.

Greg's Plan:

  1. Have a Market Activity Report sent out to your past clients once a month. This keeps them informed about the current market and your services.

  2. Reach out to past clients who have bought a property in the last four years on Real Geeks every 90 days. A simple text message can go a long way in maintaining the connection.

    "Hey! Just wanted to check in with you. The market is very active right now. I know it's not likely, but was just wondering if there was any chance of you selling your home anytime soon."

Greg's Insight: "Guess what? You'll find some of them who already sold and you had no idea. And you'll find some who are interested in selling and you had no idea."

In our fast-paced industry, maintaining relationships leads to repeat business and referrals. Dripping on previous clients is a strategy that costs you nothing but can yield significant returns over time.
